A quick tour of Los Cabos’ latest developments

New real estate developments are popping up all over Los Cabos. There are so many, in fact, it can be difficult to choose where to focus your attention if you’re considering making a purchase. Here we highlight some of the developments currently under way. Prices and financing packages are subject to change.
Coronado at Quivira
Quivira—the master-planned community that includes Pueblo Bonito Sunset Beach resort and Copala residences—is adding the Coronado development, which will feature 64 beautiful and spacious high-end single-family homes. The four- and five-bedroom homes will have views of the Pacific Ocean and the 17th hole of the Quivira golf course. Owners here will be eligible for all of the Quivira amenities, including golf membership. Built in an updated hacienda style, each home will have a private pool with swim-up bar, hot tub, and fire pit. Prices start under $2 million U.S. Financing options are available for delivery in 12, 24, or 36 months from entering contract with the option to convert to a mortgage upon delivery of the home. Your MLS-BCS agent may be able to arrange a “discovery trip” with accommodations within Quivira and a chance to experience the award-winning golf course.
Tramonti will feature ultra-modern two- and three-bedroom oceanfront condos on the tourist corridor, a few miles from Cabo San Lucas. Owners will have access to the Quivira Golf Club. Additionally, the seven three- and four-story buildings will have a pool, “linear park,” clubhouse, and event space. Financing is available in several packages, ranging from two years at 0 percent to 12 years at 7 percent. Pre-construction sales are being taken for the first three towers, with prices starting at about $300,000 U.S.
The latest offering by the Portus Group is Ventanas Residences Phase III-B, which is located adjacent to the sold-out (and largely delivered) Phase III on the tourist corridor, just a short drive from downtown Cabo San Lucas. It will consist of a mixture of condominiums and single-family homes, similar to Portus’s other successful projects. The Phase III-B topography allows for something exceedingly rare in Los Cabos: single-story view homes. Owners here will have access to their own clubhouse as well as the clubhouse at neighboring Phase III. The Ventanas projects are popular for both full-time and vacation ownership. Financing is available from the developer for the condominiums and free-standing homes, with prices starting at approximately $300,000 U.S.
The Paraíso Residences
This is the perfect option for those who love being in the center of everything. Located on the top floor of the Puerto Paraíso shopping center, the Paraíso Residences condominiums will offer everything a city dweller expects: concierge service, private entry, terraces with views of the Cabo San Lucas Marina, and access to a rooftop hot tub. Planned amenities include a fitness center, bar, swimming pools, gated parking, and individual storage units for the owners. Full property management will be available, and a rental program is planned. Financing is available with prices starting in the low $300,000 U.S. range for a two-bedroom, two-bath unit with more than 1,000 square feet of air-conditioned space and expansive terrace. Anticipated delivery in fall 2017.
Duara Los Cabos
Duara will be a complex of ocean-view condominiums and villas in an area of the tourist corridor known as El Tezal, close to the Costco warehouse store. The modern design complex will include 84 two- and three-bedroom condominiums in three multistory towers, a central clubhouse, and single-family homes (villas). The 60 villas are offered in two models; each is a three-bedroom home with two-and-a-half baths and are two-story designs. These units are offered “mainland style,” meaning the buyer can customize them by adding closets, kitchen, and air conditioners. The amenities planned for the clubhouse include an infinity pool, fire pit, gym, children’s play area, and a deli. Pre-construction prices for the condominiums start at approximately $200,000 U.S.; the villas start at about $250,000 U.S.
Solaria is one of the newest offerings, and it will also be located on the tourist corridor close to downtown Cabo San Lucas. On five acres of land, this is promised to be a low-density gated community of two- and three-bedroom ocean-view condominiums. The clubhouse will have two pools, spa, restaurant, and gym. The common areas will also include gardens, tennis court, fire pits, and children’s areas. The units themselves will come with high-end finishes, including travertine, granite counters, on-demand hot water, and GE Profile appliances. The ground-floor units are offered with the option of a private plunge pool. All units will have the options of adding individual water purification systems, hot tubs, and furniture packages to make them truly turnkey. Pre-construction pricing starts at just less than $300,000 U.S. with financing offered. The pre-construction terms are 50 percent down payment with the balance amortized for 10 years at 6.5 percent for a three-year balloon or 7.5 percent for a five-year term. Y
