New MLS Software
In response to demand from area realtors, a new internet-based Multiple Listing software system has just been introduced at www.cabo-mls.com. Not to be confused with the Multiple Listing Service, of which most real estate agents are members, this new MLS software has no political arm. This new tool will allow agents to share listings with other realtors and the general public. Real estate agents will be able to upload their listings so that others can access information about these properties. The founder and project manager, Miriam Abraham, has extensive experience creating web sites for local realtors and saw a need for a more effective system to share properties. For more information visit www.cabo-mls.com or call 044-624-151-5306.

MexHomeLoans
Construction-to-Permanent Loans are now available in Los Cabos. The last piece of the financing puzzle has fallen into place with construction financing being introduced to the area by MexHomeLoans. This mortgage provides financing for construction. Upon completion of the home, the mortgage converts to a permanent conventional loan. No secondary application process or fees are required, saving the homeowner both time and money. The loans are available with 35% down (or land equity), with a fixed rate option, and are available for up to $1,500,000 U.S. or more. The parent company also offers home equity loans on your primary home to use toward the down payment in a single package. For more information contact Rob Woodard at 1-800-449-9990 or rob@e-yourloan.com. Pre-approval for your loan is also available on-line at www.mexhomeloans.com.

Mision La Serena
By the end of August, the first two buildings at the upscale fractional resort, Mision La Serena in Puerto Los Cabos, will be ready for occupancy. This resort features low-density, oceanfront luxury living, with all the amenities high-end buyers expect. But with ownership starting at 1/17th share, the lifestyle is highly affordable. True ownership (deeded fractional) packages start under $200,000 U.S. All owners enjoy privileges at both PLC golf courses as well as the resort’s yacht club. A spa, restaurant and health club, in addition to many other recreational facilities, are part of owning at Mision La Serena. Fractional ownership is attractive to those who wish to actually own real property, but who can only spend a few weeks at a time in Los Cabos.

Las Mañanitas and Tortuga Bay
Las Mañanitas, on the beach in San Jose, is into the third and final phase of development with delivery of the Brisa building expected by year’s end. Its sister development, Tortuga Bay, is also under construction with brisk pre-sales. The developer is currently taking reservations at pre-construction prices.
